The property is an 11 acre piece of wooded land off of Buck Hollow Road in Fairfax VT. There are views of the mountains, a well, and a roadway leading up to the 700 square foot camp. It is insulated, semi-heated, wired for power, and two floors. Address is 325 Woodward Road, Fairfax.




There is no power to the camp, but there is a power pole about 20 feet off of the property line.

A house lot is cleared, and there are views of farm land and Mount Mansfield from the lot. Two old logging roads wind through the property, giving vehicle access throughout.

Zoning allows for a primary home built on the lot, and the camp could be used as a rental property. The septic, well, power, and roadway are designed to address having a primary home and the camp occupied. Zoning also allows for the property to be subdivided. I believe it is 3 acre zoning.

The camp was built by John Lamb of NH over the past 20 years, most of it from trees cut on the property. He died, left the property to his family, who sold it to us.

It was appraised by the town in 2009 at $107,000 prior to any work being done.


We had a reappraisal in 2011: $86,000.



The septic design (4 bedroom) is done and registered with the town.
